Welcome to THE BNB STAY, a brand owned and operated by Arch Hospitality Services. These Terms of Service (“Terms”) govern your use of our website, services, and any accommodations provided by us. By accessing or using our services, you agree to comply with and be bound by these Terms.
1. Company Overview
THE BNB STAY by Arch Hospitality Services provides serviced apartments and short-term rental accommodations to guests for leisure and business travel. All services and properties are professionally managed and maintained.
2. Booking & Payment

Eligibility: You must be at least 18 years old to make a reservation.

Booking Confirmation: A booking is confirmed only after full or partial payment is received, as per our cancellation policy.

Payment Methods: We accept payments through credit/debit cards, bank transfers, and approved payment gateways.

Rates & Taxes: All rates are subject to applicable taxes and may vary depending on the property, location, and season.
3. Check-in & Check-out

Check-in: From 01:00 pm on the date of arrival.

Check-out: By 11:00 am on the date of departure.

Early Check-in / Late Check-out: May be available upon request and may incur additional charges.
4. Guest Responsibilities
By staying at one of our serviced apartments, guests agree to:

Treat the property with care and respect.

Avoid causing any nuisance or disturbance to neighbors or the community.

Abide by all property-specific rules provided at check-in.

Not engage in illegal activities on the premises.

Report any damage immediately. Guests may be held financially responsible for any damage caused during their stay.
5. Cancellations & Refunds

Non-Refundable Bookings: All bookings made under the non-refundable rate plan are final. No refunds or modifications will be allowed under any circumstances.

Cancellation Window: Cancellations made before 90 days prior to check-in will incur a 25% cancellation fee of total amount and balance amount will be refunded if any

No-Show Policy: Guests who fail to check-in on the scheduled date will be charged 100% of the booking amount with no refund.

Early Departures: No refunds will be issued for early departures or unused nights.

Group Bookings: For group reservations, a 50% deposit is required at the time of booking. Any cancellations within 90 days of arrival will result in forfeiture of the full deposit.

Force Majeure: In case of natural disasters, government-imposed restrictions, or unforeseen emergencies, no refund will be done only rescheduling may be considered at the hotel’s discretion.
6. House Rules

No smoking inside the property.

No parties or events unless expressly permitted.

No pets allowed unless specified in the listing.

Only registered guests are allowed on the premises.
7. Limitation of Liability
Arch Hospitality Services is not liable for:

Loss, theft, or damage to personal belongings.

Accidents, injuries, or illnesses that occur during your stay.

Delays or cancellations due to circumstances beyond our control (e.g., natural disasters, government restrictions).
8. Privacy
We respect your privacy and are committed to protecting your personal information. Our Privacy Policy explains how we collect, use, and store your data.
9. Modifications to the Terms
We reserve the right to update these Terms at any time. Continued use of our services after changes are posted constitutes acceptance of the revised Terms.
10. Governing Law
These Terms shall be governed by and construed in accordance with the laws of Maharashtra, India, without regard to its conflict of law provisions.
